EVERYTHING YOU NEED TO KNOW...
I invested in a bed and breakfast last year and at the time I had only stayed in this type of accommodation once. With the help of Mary White`s book I found everything I needed to know and it helped me give my bnb a distinct personality. This well written book contains tons of valuable information and and is very easy to read.
Innkeeping made easy!
The Dummies series wins again.

If you've ever left a B & B thinking that running one would be the life but have no idea where to start, this is the resource for you.

It's a quick read, but chock full of tips, advice, samples, explanations, and more. Divided into six easy-to-navigate sections, this book will walk you through the process of opening and running a B & B, from getting ready for guests to managing the day-to-day operation to making your B & B a long-term success.

Definitely recommend it for someone interested in this line of business.
Not only for Dummies: An excellent resource
Not long ago I saw that Mary White, founder of [...], had written Running a Bed & Breakfast For Dummies. I was interested to see what Mary, an experienced marketer, and founder of one of the top bed and breakfast directories, would have to say.

With background of buying a b&b and operating it for four years, research from several books and an aspiring innkeeper class, and currently speaking at aspiring innkeeping classes on computer-related topics, I turned eagerly to read this book.

Running a Bed & Breakfast

In the familiar "Dummies" manner, the book uses cartoons (some very cute!) to introduce the parts of the book, and uses icons to flag tips, important information and warnings of danger. The book is organized into six parts:

1. Inn the Beginning: an outline of what a bed and breakfast is (and is not), potential marketing challenges, necessary social skills, and commitment, and a bit about the lifestyle change that a b&b brings.

2. Transitioning from Inn Goer to Inn Owner: a discussion of professionals who can help, from inn consultants to accountants, and lawyers, creating a business plan and financial forecasts, along with a discussion of buying an existing inn versus starting a new inn from scratch.

3. Getting Ready for Guests: setting up your record-keeping systems, choosing a property management system, setting rates and establishing policies, getting basic marketing in place, furnishing and decorating the inn, and even a few recipes to get things started.

4. Up and Running: Day-to-Day Operations: this section covers guest communications and taking reservations, basic hospitality (taking care of guests), handling problem guests, chores and maintenance, and getting help you need when you need it.

5. Taking It Beyond Breakfast and the Basics: how to analyze your results and make future projections, concrete marketing steps to help you move forward, and keeping yourself fine-tuned.

6. The Part of Tens: collections of tips for cleaning economies of time and money, and ideas for getting guests to return.

From even this brief outline of Running a Bed & Breakfast For Dummies you can see that Mary's book is a "soup to nuts" presentation. Not everyone (whether considering becoming an owner of a b&b, or already running a b&b) will find a need for every chapter, but nearly everyone will find value within its pages.

For the prospective owner, the first section may help with the decision to move ahead with the plan. Because running a bed and breakfast is to engage in a lifestyle totally different than the experience of most people, it is not for everyone. Mary helpfully presents the activities and personality of an innkeeper. If a reader honestly considers whether that describes them, they will be greatly helped in deciding whether this is a lifestyle they can be comfortable with.

One of the more helpful things found in Part I is the discussion of what a bed & breakfast is and what it is not. That may raise a smile, but there is no universally accepted definition of what constitutes a bed & breakfast. Consequently you find statements, like one found recently in a news article, that "technically [name omitted] is an inn, not a bed and breakfast." Excuse me? In this section Mary notes that often "inn", "bed and breakfast" and "country inn" can be used interchangeably, and then provides the definitions she will be using in the book. She also very helpfully points out that a B&B is not a cheap or second-rate lodging (despite often being a good value), it does not always mean a family-style breakfast, it does not mean sharing bathrooms, etc.

The second part, Transitioning from Inn Goer to Inn Owner, contains a great amount of practical advice about working with professionals, preparing a business plan and financial forecasts, and putting it all together. For the prospective innkeeper, this will help in evaluating the property as a business and not an emotional choice. For existing innkeepers, these are tasks that should have been done before starting out, but can (and should) be revisited as checklists to help keep you on track.

In speaking to aspiring innkeepers, the financial projections are the area they feel they need more information than almost any other. While many books or classes talk about the finances, Running a Bed & Breakfast For Dummies provides detailed information on the things to look for in the financial information, preparation of a business plan, etc.

The second part then divides into advice for those purchasing an inn, and those starting a new inn. Clearly these chapters are most relevant only for those interested in the specifics of each topic.

Getting Ready for Guests is another section with lots of practical information about record-keeping, rate-setting, policies, marketing, furnishing and decorating, and breakfast(!). This section is primarily intended for the aspiring innkeeper, but has some golden nuggets for the existing innkeeper, as well. For example, there is an excellent section discussing how to set rates, and the factors to consider when doing so.

As its title implies, Up and Running: Day-to-Day Operations, contains material perhaps more suited to the new innkeeper, but, like the preceding section, also has many pointers that experienced innkeepers can take to heart.

Part V is suitable for anyone. Indeed, perhaps it is more suitable for the experienced innkeeper, because it assumes that the basics have been mastered, the inn is operational, and it is time to "take it to the next level." Mary provides details for tracking results and comparing them to expectations, adjusting expenses to increase profits, dealing with issues of guest satisfaction, keeping yourself from burning out, and making decisions for the future (including growing the business, increasing profit by various means, and buying another inn). Some of the marketing ideas in this part would be valuable for any innkeeper.

The final part contains two chapters. The first is a list of cleaning hints to save money and make cleaning easier and more effective. The second is a list of examples of ways to provide guests with that service that is the particular domain of the bed and breakfast: hospitality!

Final Thoughts

When considering a new venture, such as the purchase of a bed & breakfast, most will do some research, looking for books on the topic, and seeking help from knowledgeable sources. Running a Bed & Breakfast For Dummies should be one of those sources. The treatment is thorough and professional. Mary White provides the benefit of her years of experience working with the bed & breakfast industry to provide information that can be put to work immediately. Where she lacks personal experience, Mary has obtained advice from multiple sources in the industry and presents the best practices which she has gathered from them.

For the experienced innkeeper Running a Bed & Breakfast For Dummies provides a way of validating operational decisions, and the opportunity to re-evaluate choices, to see if changes can be made to improve the level of service, grow the business, and prepare for the future.

~I purchased this as a gift for a friend who is thinking of opening a B&B. i thought it would be the perfect source of information for her. i did, however, let her know, in no way, shape or form was i calling HER a DUMMY! i happen to like the format these books are presented. she loves it! and she took no offense..... thank you.
A great B&B guide!
Each year, I visit numerous Bed & Breakfast properties. I only wished this book was available to read many years ago, because it would have provided me with some excellent insight that I have been lacking.

It is an outstanding resource for future innkeepers! If the suggestions are followed, clients will not only be pleased with the quality but also with the value of their investment. The book leaves no details out and covers everything from A - Z to ensure long-term success for the owner and the guests! Additionally, her easy to read style allows a quick assimilation of the material.

Great, delicious recipes - easy to follow
The book is laid out beautifully...recipes are easy to understand, very detailed and delicious. I really enjoy reading about the B&B's that have shared their favorite recipes.
This is the best cookbook ever. I also have volume 1.
I got vol 1 many years ago and always wanted vol 2. The recipes are all wonderful, but then you use great ingredients too!

Perfect Recipes!
America's Best Bed & Breakfast Recipes
I selected this book thinking that Bed and Breakfast establishments would offer great recipes that were somewhat less complicated than normal. I wasn't disappointed.
I opened the book and leafed through a few pages. My eyes stopped at Country Italian Sausage Pie. It was exactly as promised. I served it at a luncheon last week to rave reviews.
I would strongly recommend the book.
It's my 'go to' cookbook of choice!
I can't you how many times I've gone to my copy of this cookbook for recipes... it's the one I reach for first! It's like taking a trip around the country without leaving my home! VERY user friendly format, too!

I love the small-sized recipes that many of the B&B's and Inns use... hubby and I are 'empty nesters' most of the year with our sons away at college so there's no need to make big meals or we'd be eating leftovers forever.

Not even worthy of 1 star in my opinion!
The book starts out with the mother (who has terrible relationships with her daughters) having lunch with her friends and one of them has a heart attack. So the mother decides she needs to have her daughters home for Christmas to make amends before something happens to her.

What else can I say I hated the book. It was very depressing and annoying. I couldn't even finish (which I never do no matter how bad). Everything probably turned out wonderful for the mother and her daughters but I couldn't bring myself to sit though it. To sum it up........I hated all the sisters. If you like a story about bitter selfish miserable people (that just keeps going on and on and on about it) you will love this one.

I hate when people give bad reviews but don't recommend something good. So since I'm giving such a bad review I will recommend something. If you are thinking about buying this don't! Buy "The Help" or the Ladybug Farm books by Donna Ball instead they are great!
Thoroughly enjoyable
I didn't expect to like this book as much as I did. It's a quick read and got better as I got farther into it. Josie is a captivating heroine. She's had an interesting and sometimes difficult life as a military wife -- her husband reminded me of a Pat Conroy character -- but she hasn't allowed life to beat her down. But my favorite character is Cam, her oldest daughter. I loved their relationship and the way it developed and changed in the book, and I also enjoyed the prickly relationship between Cam and Lila. Battle writes character-driven books about the kinds of people we all know. I'm looking forward to reading more of her work. RECOMMENDED.
I don't need to stay there!
I wanted to like this novel, I enjoyed "Southern Women" by Lois Battle, but this was not character driven and I never felt I knew enough about any one person to feel engaged in their lives. I did finish the book, but it wasn't the sweet southern experience I was hoping for. Josie the main character I never actually knew what she was feeling of thinking, or what the real problem with her dead husband Bear? All in all it was fair, but not great. If you have time and need something this could work, but there are better books out there.
The tale of a dysfunctional family
Josie Tatternall's husband, Bear, was a career military man. The Tatternalls had three daughters - Camilla, Lila and Evie - but Bear was gone so much, Josie basically raised them by herself. Josie always longed for some stability, so when Bear retired, she insisted on buying her dream home. When Josie is widowed, she is forced to turn her home into a Bed and Breakfast to make ends meet.

Josie is a wonderful hostess, so her business is a success. She has good friends, but her relationship with her grown daughters is strained. Camilla is in New York and hasn't been home in ten years, Lila does touch base from time to time out of a sense of duty and Evie writes a column for the paper that shares all the details of her private life.

When the family gets together for Christmas, tensions come to a head. Lila does something she could live to regret, Evie becomes a little too friendly with Lila's father-in-law, and Camilla leaves in a huff because of something Lila does. Will the Tatternalls ever mend fences and learn to get along?

Bed and Breakfast by Lois Battle is the story of the dysfunctional Tatternall family. The story is character driven and I wasn't crazy about most of the characters, so the book was just okay for me. Camilla, Lila and Evie seemed so selfish and self-absorbed to me - I just wanted to shake them and tell them to grow up already! Maybe that was the point of the story, but I found it frustrating. Nothing was revealed in the story to justify the way these women acted toward their family - I just didn't get it. Maybe I live in a dream world, but the members of my family don't act like that. There were also quite a few typos in this book, which I found distracting.
Way better than other books of this genre
great writing, interesting, 3-dimensional characters instead of stereotypes, and never predictable. This book was wonderful and held my interest --highly recommended for those who enjoy Pat Conroy's books

Not Worth It!
This is actually the first book I've thrown away. The characters were shallow, the plot was silly, just no substance. They were ready to jump each other right when they met! I just didn't get it, thought it was really a soft porn story, way too much sex!
Breakfast in Bed
Sloan Fairchild has spent her entire life feeling worthless. It happens with her family and anyone else she loves. She decided to put herself into her B&B. She was content until Carter Madison came into her life. He was trying to finish his novel, and needed some peace and quiet to complete it. They both felt the attraction, but he was her friend Alicia's fiancé. As they both try to fight their feelings, they fight a losing battle.

This is one of the first Sandra Brown books I read, and find myself pulling it out to reread it again and again. It is a classic story.
Early Sandra Brown

Sloan Fairchild has spent her life feeling second-rate. Her parents are so involved in each other and their careers as Egyptologists that they barely acknowledge Sloan's existence expect as a glorified assistant. Her fiancé made no secret of the fact that he found her staid and boring, and left her behind without a glance when he found someone better. Alicia is a good friend to her, but Sloan has always felt she paled into insignificance compared to the beautiful and vivacious woman. Recently, Sloan has made changes to her boring life, chucking her job to turn the San Francisco Victorian she inherited into a B&B. It's hard work and Sloan is barely eking by, but she's enjoying her new life nonetheless.

Even more dramatic changes are in store for Sloan when she agrees to take in Alicia's fiancé for a month while he finishes work on his latest novel. Carter Madison was best friends with Alicia's late husband, and he has decided to take responsibility for Alicia and her two young sons. He is thrown into turmoil upon his first meeting with Sloan, and feels a spark he's never felt with any woman, including Alicia--and it's a feeling Sloan reluctantly shares. While they cannot deny their attraction for each other, they both know that their relationship has no future. Carter has made a commitment to Alicia and the boys and can't destroy their lives in order to be with Sloan.

I had a number of problems with this story, including the following:
--There was a lot of cheating and betrayal of trust going on here.
--That said, Carter's act of self-sacrifice just seemed a bit much for me. I'm just not sure why Carter felt the need to step into his dead friend's shoes. Alicia was not hurting financially, so the whole setup seemed overly contrived to me. (But, once everyone made that commitment, they should have stuck to it.)
--I'm not sure I even liked any of the main characters. Sloan's constant self-effacement was annoying, Carter's moods were offputting, and Alicia was flighty and inconstant.

BREAKFAST IN BED was initially published in 1983 and, while it isn't an utterly terrible book, it hasn't held up well under the test of time. Its biggest sin is that it is ultimately boring. There are so many better books out there--including some by this author--that I'm not sure that it's worth the investment of readers' time and money except for fans of Sandra Brown interested in getting a taste of her early work.

Breakfast in Bed is a quick afternoon read with some fun twist. This is a story about Sloan Fairchild an owner of a new B&B and Carter Madison a famous author who is spending a month in her B&B. The twist is the Carter and Sloan are attracted to each other but Carter is engaged to her Sloan's best friend. The heart of the book is that they both want to do the honorable thing. This wasn't my favorite book but the author did a great job with the sweet story. I would also suggest books by Kate Angell, Deirdre Martin and Kimberly Raye.
Lame, Lame, Lame!
I really was not impressed by this one. I am a huge Brown fan, but what was she thinking?

The main heroine was boring and a little wierd if you ask me. The whole story was really annoying to me.

This is a lovely and funny film. It explores fidelity and independance as well as the idea that love can be washed in by the sea - and this film has a charming twist at the end.

A Diamond in the Rough
I caught this film the other day on Romance Classic's sneak preview on AMC. I don't ususally watch any of the Romance Classics, but being a Roger Moore fan, it grabbed my attention. I really enjoyed it. Great performances all around, and especially by Moore. I never thought that he was capable of such a subtle performance. A beautiful film just to look at the landscape. I purchased the book as a gift for my husband, but I found the book to be very informative and easy to follow.
Great Book and I am an Owner
As an owner of a Boutique Hotel in Cartagena, Colombia, Casa El Carretero www.CasaElCarretero.com I can say that this book was a great guide. However, the passion for the business is fundamental. Pay attention to the staff and level of service you plan to have in the hotel. That can make or break the business.

I thought Lora did a great job with this book. It is well-thought-out and presented in a manner that the reader can easily grasp. I'd buy this book and "I'm Living Your Dream Life" by Michele Cozzens before going into the business.
A Truly Professional Approach
If you're planning to open a bed and breakfast as a hobby or with the notion that "you're not really running a business, you're just making profits in your free time," this is not the book for you. This book covers almost all potential areas that you'll need to know to run a professional B&B, and the level of detail will quickly dissuade anyone who isn't serious. That having been said, anyone who does want to run a professional bed and breakfast will find the information invaluable. The forms included on the enclosed CD pay for the book themselves--everything from employment applications to inventory forms, invoices, standard recipe cards, and kitchen safety inspection forms. The book covers all stages of the planning and setup process, including business plans, marketing and promotion, safety, and employees. Particularly useful is the section on marketing, something that most B&Bs that I've known tend to ignore. With a little creativity (and there are lots of suggestions contained in this chapter), your B&B can become part of the very identity of the neighborhood or city you live in, as in, "If you want to capture the flavor of X, go to this B&B!" The only change I would make to the book would be to make the section on writing business plans a more user friendly for those B&B owners who have never opened a business before. Nevertheless, the book contains lots of hardheaded business sense, presented plainly and clearly, with many good examples of existing B&Bs to illustrate the point. While you may not need all the information included when you first open your business, this book will provide you with lots of options for a time when you're able to expand. I recommend this book to anyone seriously considering going into the B&B business as a business, rather than just a way of pouring money down the drain!

One kill is very cymballic
When a character utters the line, "This is like a bad horror movie," you know it's either a blend of horror-comedy, or just a really bad movie. In this instance it's both, but with just enough action, gore, comedy and casting to keep it from being unbearable, and may even more.

You've heard, read, and seen it before...group of young, attractive 20-somethings - Kate (Bianca Lawson - Save the Last Dance), David (Erik Palladino - U571), Johnny (Oz Perkins - Legally Blonde), Christian (Jeremy Sisto - Wrong Turn), Sara (Ever Carradine), Melody (Gina Phillips - Jeepers Creepers) - goes to hick town and stays at a B&B owned by Mr. Wise (David Carradine) where an evil spirit in an ancient Chinese box is accidentally released.

Mostly gore (tons of gore) and gags follow, enough oddball moments and jokes to entertain - and spur the unfortunate comparisons to Shaun of the Dead - and enough respect paid to the horror genre, mainly of the zombie variety, that aficionados will be pleased with the results. Most mainstream audiences will probably not enjoy the movie, but the bizarre moments (e.g. a severed head ventriloquism routine and a bumbling voodoo spell) should keep most until the end. Add in a homage to Creepshow and a country-rap fusion by Zach Selwyn who serves as the film's narrator, and it's an experience, despite a subpar script and moments of questionable acting/directing - that starts slowly but builds towards an enjoyable end.

Unique horror-comedy
I have owned this one for a few years and still watch it a few times a year due to creativity of the actors, script, and cinematography. If this movie is known for any single element, it would have to be the hilarious (and catchy) soundtrack. And like so many great horror-comedies, this movie provides many entertaining and memorable quotes. The gore is more cheesy than disgusting. The scares aren't many... being that it doesn't resort to jump scares, the music is funny, and the lead antagonist resembles a young John Lithgow. This is more comedy and belongs on the shelf next to Shaun of the Dead and Evil Dead II. Nearly every actor/actress in this movie have gone on to other visible roles. This movie also has some well utilized cameos that add to the story. The director was lucky to find such talent to make this low budget, but entertaining movie. Thankfully, NO CGI! And unlike most DVDs, the extras are actually interesting and the film with commentary gives great insight into the humorous challenges of making a quality low budget film.

Campy, dark, awesome!
It's a spoof, folks. And the more horror films you've watched, the funnier it gets.

The best scene is where the zombie musician starts singing and the other zombies start line-dancing. If you pay attention, they're doing the "Thriller" dance routine to the line-dance music...and it WORKS!

Yes, this is a low budget film...special effects are lacking. But it's a fun film.

Kick back, laugh, and enjoy!

Dead and Breakfast (Matthew Leutwyler, 2004)

Wait, Matthew Leutwyler made this movie? The same Matthew Leutwyler who inflicted Unearthed upon an unsuspecting, horror-loving public? I find that very hard to believe, because in every way Unearthed is awful, Dead and Breakfast is awesome. It's stupid, by all means, but it understands, and revels in, its own stupidity, choosing to use it as a vehicle for poking fun at anything and everything that runs into its path.

The plot: six friends--Sara (Ever Carradine), Kate (Bianca Lawson), David (Erik Palladino), Johnny (Oz Perkins), Melody (Gina Phillips), and Christian (Jeremy Sisto)--are on their way to a wedding. They stop for the night in an out-of-the-way little town (after they get lost, of course) run by the enigmatic Mr. Wise (John Carradine, who is, yes, Ever Carradine's grandfather) and his annoying lackey Henri (Diedrich Bader). All is going well, if weirdly, until one of the boys discovers a butchered Henri while tucking into a blueberry pie. (That's an awesome scene. Really. Trust me on this.) The gang are held in town as material witnesses. But then things really get weird. It seems Mr. Wise has a spirit trapped in a little box. Except that it gets out of the little box. And boy, is it pissed.

The first thing you'll notice about this movie is the music, much of which is actually performed live as the movie is going on. Which doesn't sound all that out of the ordinary, but man, it gets there. Does it ever. The main actors all have good comic timing (and there's a perfect cameo from Portia de Rossi as the bride), Leutwyler's direction is as dead-on as it was dead-off in Unearthed, the script is actually funny, and man, you've gotta love that music. If you missed this one the first time around, it's definitely worth checking out now. Really, answer me: is it possible to get enough Jeremy Sisto? The magic 8-ball says no. *** ½

We will be using the gift certificate from this book next week. It helps to make our trip that much more enjoyable because of the discount we will receive. I've bought this book for a couple of years for my parents too. They've always enjoyed the inns they've stayed in and the certificate included in the book helps us give them a little more value for Christmas.
8 nights for the price of 4
I have been to 4 different inns 2 on the west coast and 2 on the east coast. They were exactly as the book described and the certificate in the book made for twice the time of fun and relaxation. The covers on the book may vary but all so far have been brilliant which makes the book a definite do not throw away. My mother loved the one I purchased for her birthday.
Superficial
We have done a lot of traveling along the East Coast of United States and read several country inn and bed and breakfast guidebooks. This one is one of the most superficial ones that we have reviewed and it offers very limited coverage of the best inns in a given region. Furthermore, the description is brief, superficial and not very informative. The author sacrifices detailed description for the sheer size and geographical coverage of the book. I would not recommend this book to anyone interested in a particular region or some the more charming inns. Obviously, one author cannot cover the whole country and have thorough knowledge of the inns in a particular region. The book is superficial, lacks detail even though it covers the whole country. If you travel along the Atlantic coast you would not want to read a chapter on North Dakota, but would like to learn more about the inns in your region. This is not a book for traveler, but a general overview.
A Happy Addiction!
I guess it's time to admit it--after buying and using the book (with the free night certificate, of course) for over 10 years in a row, it's on our short list of things that make life on a budget feel like luxury. The "free night" has made all the difference--it takes the pressure and hurry out of time away together and allows us that extra time to relax. At the same time we've been able to see and experience a variety of places that wouldn't have been possible without the book and its huge number of choices.

Very informative
My wife and I recently purchased a B&B in California. Before making the leap, we researched the industry as best as we could, and we bought every book on the subject from Amazon. I can say that this book was extremely informative and helpful. Nice job. Another book that I feel is a must read before anyone goes into this business is Michele Cozzens' I'm Living Your Dream Life: The Story of a Northwoods Resort Owner

Totally Hits
This book totally hits it down. From the perspective of someone who loves to look at B&Bs but doesn't often follow the latest trends of demographics and whatnot in an industry laden with stealth, mystery, and cloak & dagger tactics I found out that it is much more of a business to unravel and spend time juxtaposing with other work rather than just a casual fling of an investment like what would result if one were, for instance, to open a stock account and buy a specific amount of random (or highly recommended) equities. The author is very well known in his subject matters and thus procreats an authenticity of vernacular style of someone who would run a typical B&B but who would author books and articles on the side kinda like Robin Masters from that excellent television programme Magnum PI - how he would just like let that dude stay in his house all the time and dog out his Ferrari but wouldn't barely even charge him very much because all in all they were the best of friends AND because Higgins, despite all of his worldliness just was not up to par in keeping up with a crafty and backstabbing individual like Thomas Magnum.
Complete Idiot's Guide to Running a Bed and Breakfast
Although this book has a lot of good advice, it's not my favorite book I've read on the subject. It seemed rather drawn out and some of the advice was rather vague. It's the fourth book I've read on the subject, since I am planning on opening a B&B soon. I still would recommend reading it, but read others as well.
